Located in the charming mountain community of La Garita, this home began its life as a one room schoolhouse in 1905. Now, this gorgeous, fully restored home features 3 bedrooms 1.75 baths, and a bright, open floorplan.

New windows, new flooring, new stucco, a newer metal roof, and so many more thoughtful upgrades make this historic home truly comfortable and energy-efficient, but it still has the incredible, serene feel of a building well-loved.  The stories these walls hold are happy ones - you can just feel it.  

At one end of the dining room, just beyond the kitchen, you'll find the old school house stage, still intact.  Now it's used more as a mudroom and laundry combination, but it's such a unique feature you really just need to see it! Other great uses for the stage would be an artist's studio or craft space, as the large, south-facing windows let in ample light and warmth in the winter months.  A three-quarter bath is located behind the washer & dryer.

The kitchen has more cabinets than you could possibly know what to do with, each one hand-crafted from real wood.  No fiberboard stuff here.  The backsplash and countertops are new as well.  Modern appliances included a stainless steel oven/range, a stainless steel dishwasher, a side-by-side refrigerator with an ice maker, and a double-basin stainless steel sink.

This home is bright, open, and welcoming.  You can choose to heat with either the propane wall furnace or the centrally located wood stove.  Three spacious bedrooms occupy the west end of the home, each with new windows and a HUGE closet.  The closet space truly is something to marvel at, please take a look at the schematic floorplans.

The large, main bathroom has been lovingly upgraded in bright whites and grays lending a spa-like feel.  Another huge closet hides where you'd expect just a typical linen closet, but there is more space than you would expect!

Outside, you'll find a mostly fenced yard close in, with green grass, mature trees, and a nice, concrete patio for entertaining.  There's a hose bib attached to the well, which is permit # 23103-A.  This is a residential well that is 295 feet deep and produces 30 gallons per minute!

The large shop/garage has one electric and one manual overhead door. The garage is insulated with spray foam and is heated by an open window into the south-facing greenhouse.  The greenhouse is lined along the back wall with large, black barrels full of water to hold the heat from the day and release it slowly at night, allowing you to grow food all year round.  Through a door in the back of the garage, you'll find a large, open room, roughly 15x30, which has finished walls and ceilings, and a tile floor.  This would make excellent storage or a woodworking space.  A wood stove stands in the corner ready to make the area comfortable - whatever you decide to do with it!

  

Finally, outside you'll find several fenced areas for animals of your choice.  There's a corral, a chicken coop, a fenced area for goats or pigs, and more.  This amazing property could be a hobby farm, a private home, or an Air B&B, as there are no restrictions on short-term or long-term rentals in the area.  

This home is about a block from the La Garita Trading Post, which has been a drive-to destination for great burgers and amazing cinnamon rolls since 1913.

Outdoor activities in the area include hiking and rock climbing in Penitente Canyon Recreation Area featuring nearly 300 world-class technical rock climbing routes, the Elephant Rocks recreation area which is known for biking and birding, and other great hiking and mountain biking trails.  You can find more information here.  This property is approximately 45 minutes from the Great Sand Dunes National Park and about an hour from Wolf Creek Ski Area, home of the most snow in Colorado.

It's crazy to think about, but South Fork is on the same latitude as Northern Africa along the coast of the Mediterranean Sea.  I'm SERIOUS.  It's our altitude of 8,200 feet above sea level, not our latitude that allows for such incredible winters with champagne powder and gorgeous, sunny blue skies.

It's a place like no other.  These small Colorado mountain towns still have the affordable homes and land you are looking for without all of the touristy expense and hubbub of other Colorado towns.
